Maintenance is an important part of the service we provide. We carry out regular work to make sure your home is safe, comfortable and well looked after.

Emergency repairs
For emergencies outside office hours (nights, weekends, and bank holidays)
Specialist emergencies:
- Gas leaks: Call National Grid 0800 111 999
- Power outages: For total loss of power to the property please check UK Power Network aor call them on 0800 316 3105
Expected response times
Make safe within 24 hours
Emergency repairs
Examples include:
- Water leaks where supply cannot be isolated
- Total loss of mains water or electricity
- Electrical check after flooding
- Flooding / burst pipes
- Total loss of heating (winter)
- Serious electrical faults
- Anything potentially dangerous or life threatening
- Securing after fire or break-in
- Blocked toilet (only toilet in property)
Assess and complete within 1 week (5 working days)
Urgent repairs
Examples include:
- Minor plumbing faults
- Minor electrical faults
- Plastering
- Television / aerial related repairs
- Sealant around sinks or baths
- Replacement components
Complete within 4 weeks (20 working days)
Essential repairs
Examples include:
- Leaking roof
- Loss of heating (partial in winter or total in summer)
- Entry phones
- Urgent isolated electrical faults
- Plumbing faults — blocked waste pipes, overflow, shower, toilet cistern
- Faulty appliance
Complete within 6 weeks (30 working days)
Routine repairs
Examples include:
- Kitchen units
- Doorbells
- Tiling
- Easing sticking doors / windows
- Fencing, walls, outbuildings
- Aids and adaptations
Repair responsibilities
We deliver these in a range of settings and working in partnership with a number of local authorities and local agencies.
Transform’s responsibilities
We are responsible for maintaining your home and ensuring it is safe and in good repair.
- Day-to-day repairs
- Statutory essential health and safety checks
- Scheduled servicing of boilers and fire detection equipment
- Redecorating exteriors and communal areas of flat blocks
- Major repairs and upgrading work
- Maintaining communal areas, outdoor spaces, and gardens
- Preparing homes for reletting when residents move
Work is completed by our in-house maintenance teams or approved specialist contractors
Your responsibilities
As a resident, you have responsibilities to help maintain your home.
- Keep your home ventilated and heated during winter
- Maintain cleanliness and tidiness
- Report maintenance issues promptly
- Make good any damage to the property or its contents caused by you or your visitors
Important:
Reporting issues early helps prevent small problems becoming bigger and more expensive to fix.
